Antelope Point Marina owes $8M, official says

LECHEE, Ariz.

The owner of Antelope Point Holdings LLC still owes the Navajo Nation more than $7 million, according to Albert Damon Jr.

Swift Transportation Corporation CEO Jerry Moyes, the owner of Antelope Point Marina, two years ago owed the Navajo Nation $7,174,303.40 in back taxes, according to documents obtained at that time by the Navajo Times.

Damon, former executive director of the Navajo Nation Division of Economic Development, who is now a principal at Damon Development Group LLC, said that number is now around $8 million.

Documents revealed that Moyes’ company entered into a business-site lease with the Navajo Nation on Nov. 18, 2002, after it was selected a year prior by the National Park Service and the nation to develop and operate the then-proposed marina. That business-site lease was notated on Nov. 23, 2010, to be governed by the Navajo Nation Business Leasing Regulations of 2005, according to a Nov. 24, 2014, letter written by Gene Martinez, contract compliance officer in the real estate department, to Kevin Burdette, project manager for Antelope Point Holdings.

The rental section of the lease shows how the guaranteed annual minimum rent will gradually increase during the term of the lease.

Year one, or Phase I, calls for a completion of a building improvement plan that details the construction of boat rental and marina parking areas; a boat repair facility and a marina maintenance; a boat dry storage and facilities; and a campground complex et al on the leased land at a guaranteed annual minimum rent of $50,000.
